The Colonial Theater was built by Mrs. Eveline Auerbach and G. S. Auerbach for a cost of $175,000 in 1908.

The theater entrance was between two store fronts that occupied the front of the building, and apartments existed above on the second floor. The Colonial Theater sat on the south side of 3rd South (Broadway), between Main Street and State Street. A nicely tiled lobby, measuring 20 feet wide and 100 feet long, led into the theater. And the auditorium, carpeted in green with ivory and gold accents, had 1756 seats between the downstairs, balcony, gallery, and boxes.

The Colonial Theater was managed by R. A. Grant, who also managed the Lyceum Theater on State Street.
